Is Central Pennsylvania following the same real estate trend as the rest of the country? The truth is, the 2025 market isn’t moving the same in every area. Some places are heating up, while others are starting to cool down. That’s why it’s so important to pay attention to what’s happening right in your own neighborhood. Let me share a quick update on what I’m seeing in the market right now.

Home prices are rising. In some places, home prices have jumped by as much as 9.4%. But not all cities are seeing that kind of growth. Others are experiencing a slight cooldown. These shifts remind us that real estate trends aren’t one-size-fits-all. What’s happening nationally or even statewide doesn’t always match what’s going on where you live.

Real estate is hyper-local. What’s true across town might not apply on your street. Maybe one part of your city is booming while another is taking a breather. These small but important differences can change how you approach buying or selling.

Real estate opportunities. For buyers, some of these cooling areas could open up rare opportunities. If you’ve been waiting for a chance to jump in, this might be it. For sellers, those same high-demand areas could really work in your favor if you price your home right. In slower markets, though, setting the right expectation matters a lot. Overpricing in these areas can lead to longer days on market and more frustration than necessary.
